San Clemente’s Forster Ranch real estate is located in the northeastern part of San Clemente and is bordered by San Juan Capistrano to the northeast and Talega to the southeast. Forster Ranch is easily accessible off of Interstate 5 between Camino De Los Mares and Avenida Vista Hermosa.
Neighborhood Overview
Forster Ranch is comprised of 25 subdivisions of single family homes and condos, including the Reserve gated community – Reserve South, Reserve North, Reserve East, and Reserve West – and Mabrisa and Forster Highlands which each are comprised of a couple subdivisions. Forster Ranch real estate was built out during the early 1980s up through 2005 and consists of 20 single family home tracts ranging from 1,500 to 6,500 square feet and five condo developments ranging from approximately 1,000 to 3,500 square feet. Many of the homes reside on cul-de-sacs and have spectacular San Clemente ocean, hillside, or valley views. Spanish architectural styles and palm trees are prevalent throughout this neighborhood, which is an underlying theme of San Clemente real estate. Forster Ranch homeowner association (HOA) dues range from $75 for single family homes up to $200-$300 for Forster Ranch condos or the higher-end single family developments such as The Reserve. Forster Ranch property tax is low as there is no Mello-Roos.
Living in Forster Ranch offers many amenities as a lot of the subdivisions include swimming pools, tennis courts, clubhouses, small parks, and trails. In addition, there is the Forster Ranch Community Park, or better known as Pirate Park for its theme, as well as the Forster Ranch Ridge Trail providing over 3 miles of scenic ocean, canyon, and city light views.
