Neighborhood Overview

The Coast District real estate is comprised of 16 subdivisions of single family homes and condos that were primarily built during the 1970s up through the late 1980s into the foothills and canyons of San Clemente.  The Coast District homes and condos range from 1,500 up to 7,000 square feet, on lots up to 10,000 square feet and many offer panoramic ocean, sunset, Catalina Island, and/or golf course views.  In addition, this neighborhood remains fairly quiet as a lot of the homes were built on cul-de-sacs preventing a lot of through traffic.  The Coast District has moderate homeowner association (HOA) dues and there is no Mello-Roos assessment on top of property tax.

The lifestyle in the Coast District is one associated with beach and golf course living as Shorecliff’s Golf Club runs through the community and Pacific Coast Highway, Capistrano Beach, and North Beach are all at it’s western edge.  In addition, homeowners enjoy San Gorgion Park where there are barbeques, picnic areas, a large playground, baseball fields and more.  There are a variety of places to eat, shop, and go for entertainment, such as the Krikorian Movie Theater and Trader Joes.  The Coast District is also conveniently located to access other shopping and entertainment both within San Clemente and surrounding communities.  For medical needs, San Clemente Hospital resides in the neighborhood.
