Location

The Central Park West urban real estate development is located centrally in the business hub of Irvine at Jamboree off the 405 Freeway.  As you exit the freeway and head west, you will discover the urban condo, loft, townhome, and penthouse development on the right-hand side just before you approach the cross street of Michelson.  This urban oasis is within minutes of John Wayne / Orange County Airport, South Coast Plaza, Fashion Island, Irvine Spectrum, The District, OC Performing Arts Center, and a couple miles from the Pacific Ocean.

Neighborhood Overview

Central Park West condos, townhomes, lofts, and penthouses are spread amongst eight different complexes or subdivisions and will consist of approximately 1,300 housing units when completed.  The entire development is comprised of metropolitan architecture and has been built as an urban village that promotes community as there are parks, shopping, an 8,000 square foot clubhouse and recreation pavilion, and many beautifully landscaped walkways throughout.  The four parks at Central Park West are Tribeca Park, Rockefeller Park, Central Park, and Delancy Park, each offering basketball courts, tot lots, and/or quiet areas to relax in the shade.   The 8,000 square foot clubhouse and recreation pavilion provides both indoor and outdoor spaces.  You will discover inside a state of the art fitness center and exercise studio, men and women’s locker room, a lounge with bar, fireplace, flat screen television, catering kitchen, and wireless internet throughout.  Outside there is the junior sized Olympic saline pool, spa, kids wadding pool, lounge chairs, tables, couches, courtyard and entertainment terrace, meditation garden, fireplace, built in barbeques, and a bar.  Central Park West is an urban oasis with resort amenities that promotes a complete indoor and outdoor enjoyment of the metropolitan lifestyle.

Central Park West HOA and Property Tax

If you are considering purchasing in Central Park West, there are additional fees to consider.  There is a Central Park West homeowner association (HOA) and dues run approximately $150 per month.  These dues pay for general community maitenance and access to the clubhouse, fitness center, and pool.  In addition, each complex has their own HOA that start from $200 up to luxury HOAs at Astoria.  Additionally, Central Park West property tax includes a Mello-Roos assessment, bringing the average property tax rate to approximately 1.5%.
