Avendale Village Overview

Avendale Village is in the heart of Ladera Ranch and includes 13 different neighborhoods.  The village is most easily accessible where Antonio Parkway meets Avendale Blvd.  As you head down Avendale from Antonio, you will discover Founders Park, which is the largest Park in Ladera Ranch and features sporting events, the July 4th fireworks, and the annual Harvest Festival.  As you continue down Avendale through the stop sign at Sellas Road, you meander through large palm trees in the center divider and on both sides of the street until you come to an end at the Avendale Clubhouse.   

The Avendale Clubhouse features a large heated lap pool, kiddy pool and water playground.  This pool is very popular yearround, however, is especially popular during the spring and summer months as many people spend their days by the pool, hosting a party, and/or having a barbeque.  The Avendale Clubhouse also features tennis courts and is where new members of the community can obtain their pool key access cards for the community as well as other general information.Next to the Avendale Clubhouse, you will find the Ladera Ranch Elementary and Middle School as well as the Ladera Ranch Public Library.  The public library is the newest to Orange County and sits in the heart of the community.  

Avendale Village also features the Ladera Ranch business district, homes that are zoned for both commercial and residential use, making this area for unique.  Such businesses include hair salons, property management, CPAs, newspaper, daycare and more.

Other Avendale amenities include smaller parks, pools, and trails and sidewalks connecting to all the neighborhoods and villages of the community.

Avendale Village Schools

Avendale Village HOA and Property Taxes

Avendale Village, like all of Ladera Ranch, is subject to the general Ladera Ranch HOA which runs close to $200 per month and people living in the condo communities can expect to pay an additional HOA of $150-$200 per month for the condo community landscaping and maintenance.  Property taxes in Avendale Village like all of Ladera Ranch includes a Mello Roos, resulting in the average property tax rate with Mello Roos coming to about 1-6-1.7%.
